Know your benefit
VA loans are used for a primary residence transaction — often with no down payment required.
VA loans allow one of the highest debt-to-income ratios, making it easier to qualify and get through underwriting.
You can even purchase your next home down the line with a VA loan without selling your current home first. Speak to a lender about how much entitlement is remaining and whether a down payment is required.
Two people, both with VA eligibility, who are not married (even two friends) can purchase a home together, each using a portion of their entitlement. If only one is a veteran it’s still doable — the non-veteran portion just requires a down payment. On a $400K home split in half, the veteran would need no down payment on their $200K.
Concessions can include credit balances (debt). On a $400K purchase you could get $16K (4%) to use toward paying off debt, etc., PLUS closing costs on top of that in seller-paid costs.
There is a funding fee for active-duty military that is rolled into the loan amount (you don’t bring it in cash). If you are a Veteran with at least a 10% disability rating, you will not have a funding fee.
